Unexpected inside the structure
If demolition uncovers something unexpected (load-bearing structures, asbestos, moisture damage), we pause, report the situation and agree the next steps in writing before doing anything further.
Expanded scope of work
If during the work you decide to also demolish an area outside the original plan, the new part is added to the offer at the same m² price — no surprise multiplier.
Urgency surcharge 25 %
The urgency surcharge applies to demolition work that starts within less than 3 days of the offer being accepted. It covers rescheduling the team and possible overtime. No surcharge is applied to booking the estimate visit itself.
Minimum billing 490 €
The smallest possible invoice amount applies to sites whose m² price would fall below this (e.g. demolition of a single partition wall). We tell you this before sending the offer.

What does the price include?

What is the minimum billing?
The smallest possible invoice is 490 €. This applies especially to small sites whose m² price would fall below that figure (e.g. demolition of a single partition wall).
Do I pay anything at booking?
No. The estimate visit is free and nothing is charged at booking. A fixed total price is agreed in the written offer after the visit and invoiced once the demolition work is complete — after you have approved the result.
Is there a surcharge for urgency?
If the demolition work starts within less than 3 days of the offer being accepted, we add a 25 % urgency surcharge. It covers rescheduling the team and possible overtime. No surcharge applies to booking the estimate visit itself.
Is there a business discount?
For businesses we offer a 10 % discount with invoicing. Regular customers (more than three bookings within a year) receive a 15 % discount.
How long does demolition take?
A medium-sized apartment (50–70 m²) is usually completed in a single working day. Larger sites in 2–3 days. We give a precise time estimate at the site visit.
Do you clean up the dust?
Yes — the detailed clean is included in the full-package price. We remove dust from all surfaces, vacuum the floors and damp-wipe them. The site is handed over renovation-ready.
What happens to the waste?
Waste is sorted on site (wood, metal, plasterboard, plastics, mixed waste) and transported to HSY receiving points. The recycling rate is effectively 100 % once waste-to-energy fractions are included. You can request a written waste report.
Do I need a permit for demolition?
Demolition of interior structures (light partition walls, surface renovation) usually does not require a permit. Demolishing load-bearing structures requires a building permit or an action permit. We advise at the site visit — it's also worth checking the housing company's rules and the house manager's stance before ordering the work.
Can demolition be done in an occupied apartment?
Usually yes, but we recommend that residents are away during the work — noise and dust are unavoidable. We seal the work area with plastic film and taping, but complete dust-freeness elsewhere in the apartment cannot be guaranteed.
How is dust controlled?
We use dust-control equipment (negative-pressure machines with HEPA filters) and plastic films to isolate the work area. Surfaces that stay are covered, and at the end of work we always do at least a rough clean — in the full package down to the detailed clean.
What if something gets damaged during demolition?
We cover surfaces and fittings carefully before we start, and we box in the work area so demolition only hits the agreed target. If negligence on our part damages something that was not meant to be removed, we agree in writing on a repair or compensation. We don't cover things that were already broken.
Can the payment be split?
For households we offer the option to pay in two to four monthly instalments on work exceeding 2 000 €. For businesses the standard invoice carries a 14-day payment term.
