Full Apartment Demolition

Full demolition is our most comprehensive service, aimed at rethinking the floor plan: we remove all non-bearing structures and surface finishes down to the load-bearing skeleton. The site is handed over as a bare concrete shell, ready for a new floor-plan implementation.

What the service includes

  3. Kitchen and bathroom in full
  4. Suspended ceilings, soffits, raised floor structures
  5. Fixed furniture and interior doors
  6. Full-scale dust protection, waste removal and final cleaning

What it's suitable for

Suitable for full renovations where the apartment's floor plan is completely reimagined, and for situations where the condition of the home requires radical interior work (e.g. microbial damage, indoor air problems, outdated electrical or HVAC installations). NOT suitable if you want to preserve some surface materials — then partial demolition (interior demolition) is better.

Local context

Full demolition of a two-room apartment (40–65 m²) usually takes 3–5 working days. For larger sites (over 100 m²) the per-m² price drops (€32/m² vs €38/m² for studios) and the work takes 5–10 working days.

What are load-bearing structures and how do I know if my apartment's walls are load-bearing?
A load-bearing wall transfers the weight of the structures above down to the foundation — these cannot be demolished without a structural engineer's assessment and a replacement structure (beam, etc.). In apartment buildings, exterior walls and usually walls between apartments are load-bearing; internal partitions often are not. The housing company's structural drawings confirm this. We verify on the initial visit.
What if the apartment contains asbestos?
Asbestos was used in Finnish construction from the 1920s to 1988 (e.g. in floor mats, pipe insulation, tile adhesive mortars). If we suspect asbestos in the structures, we do not begin work until a laboratory asbestos analysis has been performed — this is a legal requirement under asbestos-work legislation. Asbestos demolition is specialized work requiring a certified operator, which we do not currently perform ourselves.
How long does the whole project — demolition + new renovation — typically take?
Depends on the site and chosen materials. A rough timeline for a two-room apartment: demolition 3–5 days → electrical/HVAC renewal 5–10 days → waterproofing and tiling 5–7 days → flooring and surface painting 5–7 days → furnishing 5–10 days. Overall 4–8 weeks if phases overlap smoothly. We are responsible only for the demolition phase.
